How we approach the building evaluation report in Ibiza
In the Balearic Islands, buildings aged fifty years or more must have a Building Evaluation Report (Informe de Evaluación del Edificio, IEE), which assesses their state of repair, accessibility and energy efficiency. The town halls of Ibiza publish a list of the buildings concerned every year.
We inspect the building, write the report, register it with the Balearic Government and submit it to the town hall. If defects are found, we propose an action plan ordered by urgency and, if the owners’ association agrees, we prepare the project and manage the refurbishment works.
We also advise owners’ associations and property managers who want to get ahead of the requirement or need the IEE to apply for refurbishment grants.

Frequently asked questions
Common questions about the building evaluation report in Ibiza
Which buildings need an IEE in Ibiza?
Residential buildings aged fifty years or more, within five years of reaching that age, under Balearic Planning Law 12/2017. Town halls publish yearly lists.
What is the difference between the ITE and the IEE?
The ITE assesses state of repair and accessibility; the IEE adds the energy performance certificate. In the Balearic Islands a building with a valid ITE can add the energy certificate and it then has the same effect as an IEE.
How long does it take?
The inspection takes one or two visits depending on the size of the building. The registered report is usually ready within a few weeks.
What happens if the report is unfavourable?
The report lists the defects and the deadline for repairing them. The owners’ association must carry out the work; we can prepare the project and manage it.
Can it be used to apply for refurbishment grants?
Yes. The IEE is a standard requirement in grant schemes for building refurbishment and energy efficiency improvements.
