How we approach building permits in Ibiza
In Ibiza almost any building work needs authorisation: a major works licence with a full project, or a prior notification (comunicación previa) or responsible declaration for minor works. Each of the island’s five municipalities has its own bylaws and timescales.
As technical architects we prepare the project or technical documents your case requires, submit them and follow the file through, answering every request for information until the permit is granted. We know the criteria of each town hall and of the Consell d’Eivissa for rural land.
We plan the application from day one so you do not lose months: what can start with a prior notification, what needs a full project and which sector reports will be requested.

Frequently asked questions
Common questions about building permits in Ibiza
How long does a building permit take in Ibiza?
It depends on the municipality and the type of work. A prior notification lets you start within days; a major works licence can take several months, longer if the plot is on rural land and needs a report from the Consell. We give you a realistic estimate from the outset.
Do I need a permit to renovate the inside of my house?
Almost always. Interior renovations that do not affect the structure are usually processed as minor works through a prior notification or responsible declaration, with technical documents. If you touch the structure or façade, or add floor area, it becomes major works with a full project.
What is a prior notification (comunicación previa)?
It is the procedure for minor works that do not affect the structure or façade: the technical documents are submitted to the town hall and work can start within a few days, without waiting for a licence. We prepare and submit the documents for you.
Can you legalise work done without a permit?
If planning rules allow it to be legalised, we prepare the legalisation project and see it through. If not, we explain your options before you spend any money.
Do you work in every municipality?
Yes: Eivissa, Santa Eulària des Riu, Sant Antoni de Portmany, Sant Josep de sa Talaia and Sant Joan de Labritja, as well as Formentera.
