Habitability certificate
How we approach the habitability certificate in Ibiza
The cédula de habitabilidad is the official document confirming that a home meets the minimum living standards set by Balearic regulations. In Ibiza you need it to sell, to rent, to connect water and electricity or to apply for a holiday rental licence, and it expires after ten years.
As technical architects in Ibiza we handle the whole process: we visit the property, measure the usable floor area, check that it complies, prepare the habitability certificate with drawings and photographs, and file the application with the Consell d’Eivissa (the island council). All you have to do is open the door.
If the property has any shortcomings, we tell you before anything is submitted and propose the simplest fix, so the cédula is granted first time.

Frequently asked questions
Common questions about the habitability certificate in Ibiza
How long does a habitability certificate take in Ibiza?
The technical part (visit and certificate) is ready within a few days. Issuing the cédula is down to the Consell d’Eivissa and depends on its workload; it can take several weeks. We keep you informed of the real timescale at every stage.
What types of cédula are there?
First occupation (new, extended or refurbished homes), renewal (once ten years have passed) and carencia (homes built before 1 March 1987 that have never had one). Duplicates can also be requested.
Is it required to rent or sell?
Yes. In the Balearic Islands a valid cédula is required to sell, to rent, to connect water and electricity and to apply for a holiday rental licence.
What documents do I need?
The owner’s ID or passport, the land registry extract (nota simple) or title deeds, the latest IBI property tax receipt and, for a renewal, the previous cédula. We prepare everything else (certificate, drawings and photographs).
What if the property does not comply?
We tell you before anything is submitted. Many shortcomings are minor (ventilation, ceiling height, fittings) and can be resolved with small works that we can design and manage.
